DWD were initially appointed to provide valuation and site assembly advice to Countryside Properties following unsuccessful attempts to acquire all the necessary land interests to allow the development of a 425 unit residential scheme.
Securing the development was a longstanding policy for the London Borough of Redbridge and DWD successfully promoted the use of Compulsory Purchase powers. DWD advised on the terms of the Indemnity/Development Agreement, provided advice on Compulsory Purchase policy and procedure, prepared pre acquisition budgets and CPO cost estimates. The CPO was challenged and DWD provided advice in relation to managing Objections to the CPO and supported the preparation of evidence to be presented at the CPO Public Inquiry.
The Compulsory Purchase Order was confirmed in 2013 and implemented by way of General Vesting Declaration in 2015.
DWD continue to provide Compulsory Purchase Compensation advice to the acquiring authority (London Borough of Redbridge) including on-going negotiation and settlement of claims for compensation by displaced land and property owners and preparation of Upper Tribunal Expert Witness evidence.
